5a. Cavity drainage integrity, external weep holes and termite barrier integrity ensured through provision of continuous sarking, overlap in flashing and weepholes at standard intervals. Termite barrier provided under slab and barrier protection applied to slab periphery. Integrity is achieved through multiple visual inspections. 6a. Sill and window flashings - provided and installed in accordance with manufacturer's specification and industry guide notes. Integrity is achieved through spray testing and visual assessment of seal.
General site presentation:
The work site is well organised including provision of easy access and egress to workers and materials. Access to the site and security are controlled by security fencing and lockable gate. Amenities for workers are provided. The Builder's Supervisor on site, (Name, Building Practitioner holding a Quals >15 years) demonstrates capacity to deliver responsibilities that will ensure quality of the end product. The Supervisor participates in the work to ensure consistent progress of work.
The Supervisor maintains a regular communication chain with occupants of adjoining residences to ensure early alerts of unavoidable noise incursions.
Work flow of trades and appropriateness of materials:
The Builder maintains a subcontractor register with records of licenses and insurances. Subcontractors are invited to quote and are engaged, if competitive and available when required. By maintaining regular relationships with Subcontractors, the Builder is able to ensure steady flow of trades. The quality of material is ensured by stating the specified material standards on orders to Suppliers and verifying the quality of deliveries through inspection of delivery dockets and visual inspection of materials.
The Builder relies on relationships with Trades that had worked with the Builder in past projects. Subcontractors are invited to quote for detailed work which when received, are evaluated on effective pricing, availability performance. The quality of material is ensured by stating the specified material standards on orders to Suppliers and verifying the quality of deliveries through inspection of delivery dockets and visual inspection of materials.
Competence of trades and appropriateness of materials:
The Builder's ensures competence of trades by maintaining a Trade / Subcontractor Register including verification of validity of Licenses and Insurances prior to engagement. The Builder relies on past and ongoing relationships with its Trade and Subcontractors to achieve efficient and timely response to needs and quality of work with minimal supervision through Trade and Subcontractor loyalty. The Builder seeks references when employing new Trades persons and Subcontractors. The Builder reviews the Architectural Designs and Specifications regularly to understand materials specified and make sure the specified materials meet with BCA and other standards.
FINAL:
The BCRP action on this Builder includes a multi-criteria assessment of the Builder's performance consisting of (1) Business management (2) Project Management (3) Engagement and Management of Trades and Subcontractors (4) Site Organisation (5) Material sourcing (6) Quality / WHS Management and (7) Financial Management.
