The Project construction schedule is on track. However, material and resource shortages and inclement weather caused some delays.
The Builder’s competence in site supervision for all works carried out since the previous BCRP review (and any areas previously identified as a concern) including:
1. Setting out is based on a Surveyor's peg-out & carried over to the building using laser technology.
2. Trade sequencing is managed through service identification in the Construction program.
3. Standards of finish of work to are visibly of good quality complying with the Specifications & the BCA.
4. Frame integrity (built on site & installed by the Carpentry Sub C) is ensured by 3-4-5 / laser & is peer reviewed.

5a. The cavity drainage integrity & external weep holes are ensured through the provision of continuous sarking, overlap in flashing & weep holes at standard intervals. The termite barrier is provided under the floor slab, & barrier protection is applied to the slab periphery. Integrity is achieved through multiple visual inspections.
6a. The sill & window flashings are provided and installed in accordance with the manufacturer's specifications & industry guide notes. Integrity is achieved through spray testing & visual assessment of the seal.
General site presentation:
The work site is well organised, providing unfettered access and egress to workers and materials. Access to the site and security are controlled by security fencing and a lockable gate. Amenities for workers are provided. The Builder's Supervisor on site, (Name, Building Practitioner holding a Quals >15 years) demonstrates the capacity to deliver responsibilities that will ensure the quality of the end product. The Supervisor participates in the work to ensure consistent progress of work.
Environmental management measures are based on details in the Landcom Blue Book. Where possible, surface drainage is diverted to the stormwater disposal system designed and constructed for the development.
The Supervisor maintains a regular communication chain with occupants of adjoining residences to ensure early alerts of unavoidable noise incursions.
Work flow of trades and appropriateness of materials:
The Builder maintains a subcontractor register with records of licenses and insurance. Subcontractors are invited to quote on details provided and are engaged, if competitive and available, when required. By maintaining regular relationships with Subcontractors, the Builder ensures a steady flow of trades. The quality of the material is ensured by stating the specified material standards on orders to Suppliers and verifying the quality of deliveries through visual inspection. Records of delivery dockets are maintained in the Builder's management system.
The Builder relies on relationships with Trades that have worked with the Builder in past projects. Subcontractors are invited to quote for detailed work which when received, are evaluated on effective pricing, availability and performance. The quality of the material is ensured by stating the specified material standards on orders to Suppliers and verifying the quality of deliveries through visual inspection. Records of delivery dockets are maintained in the Builder's management system.
Competence of trades and appropriateness of materials:
The Builder ensures the competence of trades by maintaining a Trade / Subcontractor Register including verification of validity of Licenses and Insurances before engagement. The Builder relies on past and ongoing relationships with its Trade and Subcontractors to achieve efficient and timely responses to needs and quality of work with minimal supervision through Trade and Subcontractor loyalty. The Builder seeks references when employing new Trades persons and Subcontractors. The Builder reviews the Architectural Designs and Specifications regularly to understand the materials specified and make sure the specified materials meet BCA and other standards.
FINAL:
The BCRP action on this Builder includes a multi-criteria assessment of the Builder's performance consisting of:
(1) Business Management
(2) Project Management
(3) Engagement and Management of Trades and Subcontractors
(4) Site Organisation
